Solid 3/4-inch hardwood floors can typically be sanded and refinished 4 to 6 times over their lifetime. Engineered hardwood with a real wood wear layer can usually be refinished 1 to 3 times depending on wear layer thickness.

Water-based polyurethane cures faster (ready for foot traffic in 24 hours), stays clear without ambering over time, and emits low VOC odors. Oil-based polyurethane delivers a warm amber glow, takes longer to dry, and has a stronger initial odor.

With water-based finishes, light socks-only foot traffic is allowed after 24 hours. Full cure and furniture replacement typically occur within 3 to 7 days, using felt protective pads under table and chair legs.
